HVAC/R Maintenance Technician, Facilities Department
Grade 18, Step 10, AFSCME Unit position, 40 hours/week
Campus Location: Lynn campus with assigned duties in Danvers
Work Schedule: 6:30 am - 3:00 pm

GENERAL STATEMENT OF DUTIES:
NSCC operates five academic buildings over two campuses that contain a plethora of different building systems and technologies. These systems range from the simple and conventional all the way to modern energy efficient systems such as geothermal heating and cooling, solar photovoltaic system, LED lighting, Energy Management System, and chilled beams.
The primary responsibilities of this essential personnel position are to operate, maintain, repair, inspect and monitor these systems. They include but are not limited to, HVAC&R equipment, natural gas boilers, chilled water systems, cooling towers, electric baseboard heat, pumps, building automation systems, natural gas booster systems, heat pumps, geothermal systems and other electrical devices
ESSENTIAL FUNCTIONS:
- Operates, maintains, inspect and repairs heating, ventilating and air conditioning systems and other facilities systems: Including but not limited to:
- Air handling units
- Chilled water, Condenser water & other pumps
- Chillers and cooling towers
- Natural gas boilers
- Heating hot water pumps
- Air compressors
- Air supply, exhaust and recirculating fans
- Electric heating & cooling
- Hydronic heating and cooling coils
- Unit ventilators
- Fan coil units
- Fans and Fume hoods
- Emergency generators
- Heat recovery units
- Geothermal systems
- Natural gas boosters
- Building automation systems
- Operates computerized Energy Management Systems and associated equipment; Niagara / Allerton/ TAC-Visa.
- Inspects machinery, reads meters and gauges; performs tests on chilled water, heating hot water to control pollution and quality of water; starts and stops equipment and machinery according to schedule.
- Maintains operating logs, records and reports on all equipment; develop and determine material lists for maintenance and repairs; measures and reports fuel levels to appropriate personnel.
- Performs lubrication and air filter exchange preventative maintenance for heating, ventilating and air conditioning equipment, motors, bearings, heating coils, fan belts, and circulating pumps.
- When needed, clean inspect smoke and fire detectors located in buildings including ventilation ducts, and areas only accessible by ladder.
- Assist management in the development of standard operating procedures and maintenance service schedules.
- Assist management in the oversight and support of outside contractors, tradespeople, inspectors and vendors.
- Under direction of management, provide supervision of other NSCC facilities employees
- Perform other duties as assigned.

Job Requirements:
- Knowledge of the operation and maintenance of the following:
- Commercial hydronic and electric heating and cooling systems
- Natural Gas Boilers
- Centrifugal chillers and cooling towers
- Computerized Control and Energy Management Systems
- Geothermal heating & cooling systems
- Natural gas boosters
- Knowledge of the types and uses of:
- Pneumatic controls used in power plant operations
- Precision measuring equipment used in a power plant such as manometers, voltmeters, anemometers, tachometers, etc.
- Pumps used in water and fuel systems
- Chemicals used in water treatment
- Low-pressure boilers
- Solar Electric Systems
- Glycol and water energy delivery systems
- Possess or have the ability to obtain an EPA 608 certification within probationary period.
- Knowledge of safety practices and procedures followed in heating and cooling plants.
- Knowledge of the principles, practices and techniques used in firing and operating low-pressure gas fired boilers and their auxiliary equipment.
- Skill in using small hand tools such as wrenches, pliers, screwdrivers, hacksaws and pipethreaders.
- Ability to:
- Follow written and oral instructions
- Lift heavy objects
- Adjust to changing situations to meet emergency or changing program or production requirements
- Read and interpret building plans, control wiring schematics, blueprints drawings, technical manuals, etc.
- Maintain accurate records
- Snow removal equipment
- Proficiency with Microsoft Office suite programs such as Word, Excel, Outlook and Gmail.
- Possess a valid driver's license.
- Candidates will be required to pass a CORI/SORI and/or National background check as a condition of employment.
Preferred Qualifications:
- 3 years of prior working experience as a HVAC technician or combination of relevant trade experience and/or education in related field.
- Possess HVAC training and or certifications such as but not limited to: NATE, ACCA's QI standard, EPA 608, MA Refrigeration Technician License.
- Possess or have the ability to obtain 2A/1C MA Hoisting License.
- Knowledge of:
- Kitchen equipment, (fryers, grills, ovens, ice machines, refrigeration and freezer)
- Operation, maintenance and repair of fire alarm systems and control systems for mechanical / electrical HVAC systems.
